Tenant Placement Only Services in Spokane & North Idaho

Tenant Placement Only is a one-time leasing service for rental owners who want professional help establishing a tenancy but intend to manage the property after move-in. For qualifying long-term rentals, The Hornberger Group coordinates rental analysis, property-readiness planning, marketing, inquiries, showings, applications, consistent screening, lease preparation, move-in documentation, and transfer of the completed leasing file to the owner.

After the tenant takes possession, the owner assumes responsibility for rent collection, tenant communication, maintenance, inspections, lease administration, renewals, notices, and other ongoing management duties. Owners who want continuing support can review our full-service property management.

The current Tenant Placement Only fee is equal to one month’s rent. Property eligibility, service scope, fees, and agreement terms are confirmed before leasing begins.

Is Tenant Placement Only Right for You?

Tenant Placement Only may be appropriate for rental owners who are prepared to handle the tenancy after move-in but want assistance with the initial leasing process.

  • You intend to self-manage the property after a tenant is placed.
  • You are prepared to collect rent and maintain organized financial records.
  • You can coordinate repairs, inspections, tenant communication, and emergencies.
  • You are prepared to administer the lease, renewals, notices, and move-out process.
  • You want professional assistance with rental positioning, marketing, showings, screening, lease preparation, and move-in documentation.

Every property and owner situation is reviewed individually. Tenant Placement Only does not include ongoing property management after the leasing file is transferred to the owner.

What’s Included in Tenant Placement Only

Rental Analysis & Property Readiness

We review the property’s location, condition, configuration, features, and comparable rentals before recommending rental positioning and readiness steps.

Marketing, Inquiries & Showings

We prepare the rental listing, coordinate advertising, respond to inquiries, and arrange showings based on the property and current market conditions.

Applications & Consistent Screening

Completed applications are reviewed using documented criteria and information permitted by applicable requirements. Applicants can review our rental criteria before applying.

Lease Preparation & Move-In Documentation

We coordinate lease preparation, required payments, property-condition documentation, access details, and other applicable move-in requirements before transferring the leasing file to the owner.

What Owners Handle After Move-In

Once the tenant takes possession and the leasing file is transferred, the rental owner becomes responsible for the ongoing tenancy. These responsibilities generally include:

  • Rent collection, payment records, and applicable accounting
  • Tenant communication and maintenance requests
  • Repair coordination and emergency response
  • Property inspections and condition documentation
  • Lease administration, renewals, and applicable notices
  • Compliance responsibilities and move-out coordination

Owners should make sure they have the time, systems, vendor access, documentation, and familiarity with applicable requirements needed to manage these responsibilities consistently.

When Full-Service Property Management May Be a Better Fit

Tenant Placement Only is designed for owners who want to remain actively involved after move-in. Owners who prefer ongoing rent collection, maintenance coordination, lease administration, inspections, tenant communication, and reporting should consider our full-service leasing and tenant placement within an ongoing management plan.

If an owner’s needs change after placement, The Hornberger Group can review the existing lease, tenant documentation, property condition, and current management requirements before determining whether the rental can transition into full-service property management.
